Morgan Stanley & Co., has been our client since 1982. When our client opted to consolidate its New York operation in 1993, we were retained to assist in locating possible site alternatives. Once 1585 Broadway was identified as the leading contender, RDA supervised a team of engineers and contractors to participate in a comprehensive due diligence exercise in an effort to determine the condition and capacity of the existing infrastructure. Among the items tested and evaluated were: Chilled water plant (chillers and cooling towers), air handling units including supply and return fans, emergency generators, fire alarm system, outside air intakes and ventilation capability, and building management systems.

After the test data was compiled, a comprehensive set of scope documents were developed describing the modifications needed to satisfy the extraordinary MEP needs of the client. RDA worked closely with the construction manager to develop the budgets associated with the suggested upgrades so that the appropriate financial real estate models could be developed.

Once the building was successfully purchased, RDA was engaged to design the fit-out of the entire 1,000,000 square foot premises including the following specialty spaces: 250,000 square foot trading facility with salt/pepper UPS distribution, flexible air distribution and sprinkler design for all perimeter offices, N+1 redundancy for trading floor equipment rooms, auditorium, kitchen, executive dining, executive office floors and investment banking division. Kim Ferguson and Anthony Nuciforo, principals of RDT, designed the telecommunications infrastructure.

As of this writing, both RDA and RDT have been retained to provide the design for the fit-out work for the new diversified location in Westchester County which will eventually encompass 750,000 square feet complete with a new building housing a trading arena.
