Modernization/Upgrade of the MEP Infrastructure of an 800,000 SF high rise office building that remained occupied during the construction. Work included design of new cooling tower, steam and electrically driven chillers, new chilled water and condenser water pumping systems, life safety generator, special services fire pump and water cooled package DX Air Conditioning for Tower Floors. All chilled water air handlers were also refurbished for VAV operation.
The 800,000 square foot building went through a full MEP upgrade to accommodate high-end financial organizations. Work included a new
2250 ton chilled water plant, 3,000 ton condenser water system upgrade
to accommodate both base building and tenant condenser water cooling needs. Electrical load distribution went from 6.5 w/RSF to 8 w/RSF. A
new 2250 KVA emergency generator and associated fuel oil system was installed. The fuel oil system was sized to accommodate other tenants connecting to the system.
