The consolidation of Ernst & Young’s Headquarters began with an extensive site evaluation phase and “stay/go” analysis. Once the decision was made to relocate and consolidate all of the New York City operations, an in-depth site search with subsequent lease analysis was required. RDA was retained as the engineering consultant based on our prior performance on Ernst & Young’s 350,000 square foot restack at 787 Seventh Avenue. The alternative selected was to fully occupy a new high rise office tower in Times Square.

Highlights of the fit-out consist of a 15,000 square foot kitchen/cafeteria, 20,000 square foot conference center and a 20,000 square foot executive floor. The technology room consists of a 5,000 square foot Data Center utilizing chilled water computer room air conditioning systems served by (N+1) rooftop air cooled chillers. The entire system is backed up by a standby generator. Two 80 kVA UPS modules are used to further backup the critical systems.

Since an overhead heating concept was adopted, Ernst & Young was concerned about temperature control and drafts. RDA insisted on having alternative air supply outlet manufacturers construct room mock-ups (including furniture) at their factory able to simulate outside and indoor room conditions. The actual operating conditions of the air distribution system were both felt and observed by a Client Team spearheaded by RDA. All data was collected and reviewed. Utilizing this thorough procedure, precise selection of air outlets was made to provide a draft free and comfortable environment. A DDC control system is employed to closely monitor and control all of the temperature zones in response to the preference of the occupants.

RDA developed the air balance procedure for the fan powered terminal units to assist in commissioning the HVAC system. We also designed the security system consistent with the Ernst & Young national standards.
