Instinet leased approximately 100,000 square feet that housed a trading floor, executive offices and emergency generation plant. The building’s central condenser water system was utilized for heat rejection of critical spaces. The design concept was to provide backup electrical power and air conditioning service for a Tier 2 configuration providing “Two nines” reliability. The challenge on this project was to engineer the required MEP systems to fit within the constraints of the existing space and riser and, therefore, eliminate the need for costly and time consuming base building modifications.

Electrical Systems
Two 750 kW UPS modules configured in a distributed redundant arrangement were utilized to feed critical Data Center loads and trading positions. Wet cell batteries are used to provide extended service life during a power outage.

A 2,000 kW emergency generator was installed in a Mezzanine mechanical room to backup the Data Center, trading area and associated mechanical equipment including the building’s condenser water system.

Mechanical Systems
The building’s closed loop condenser water system was utilized for heat rejection of Data Center computer room units, trading area AC units and UPS room AC units. The building’s microprocessor based control system was modified to incorporate and ensure base building’s systems were in operation during a utility power failure and the emergency generator operating. Working with the Landlord on load shedding strategies and critical systems’ operation during a power failure was key to making the system fully operational.

A 4,800 gallon fuel oil storage system allowed for operation of the Instinet facility for 24-hours of continued operation. A variable air volume distribution system was provided for the office and trading areas. Fan powered boxes were used to allow continuous air circulation. Perimeter boxes were outfitted with electric heating coils to allow for perimeter heating.

The Data Center and UPS areas were protected with a pre-action fire suppression system.
