Sky House Condominiums

This new 54-story, 250,000 square foot residential condominium tower, designed by the acclaimed architectural firm, FXFOWLE, is being built on a site that was previously occupied by the Parish House of the Church of the Transfiguration. Under the terms of the site acquisition deal, the developer agreed to set aside the first five floors of the new structure for use as a new Parish House.

The space assigned to the Church is being built as core and shell only. The floors are being fit-out with water cooled packaged DX air conditioning units, toilet rooms and electric closets. The air conditioning equipment rejects heat through at dedicated cooling tower located on a setback roof above the Fifth Floor. Electric service is separately metered in the Basement, and the electric distribution is separate from that of the rest of the building. The Parish House is served by a dedicated pair of elevators.

The tower project was complicated by the fact that all utility services to the Church (electricity, steam, water and sewer) entered within the foot print of the Parish House. All utilities had to be surveyed in order to identify what portions served the Church, and new temporary services were established directly into the Church Basement. Only then was it possible to demolish the Parish House and excavate the site.

The apartments are heated and cooled via vertical heat pumps. Corridors are heated and cooled via rooftop units with integral gas furnaces. The lower house is served by a unit located on the setback roof above the Fifth Floor. The unit for the upper house is located on the tower roof.
